Who do I call if I have a question about the Association?

Who do I contact regarding problems with my house?

The Association is responsible only for the upkeep and repair of the common areas. It can take no action on individual house repairs. Homeowners should contact Greystone Homes (now owned by Lennar Homes) directly for information or repair issues.

What kinds of home improvements must first be approved by the Association?

The Declaration of Covenants, Conditions, and Restrictions (CC&R's) provides the guidelines for the sorts of improvements which must first be reviewed by the architectural committee. Generally, substantial changes to front landscaping, changing the exterior color your house, any visible structural change to the house, or the addition of a pool or decking requires a review and approval. This includes solar panels. The process starts with the submission of the Home Improvement Request Form, which can be downloaded from this site. Right-click on this link and choose the option Save Target As to download a copy of the file to your computer.

Note that for any improvement that involves a building permit, the county will require approval from The Woods Homeowners Association before they will issue the permit. Please do not proceed with any project prior to securing approval from The Woods Homeowner's Association. The Woods architectural committee has 30 days in which to complete the review and notify the homeowner of the results. Every effort is made to process requests in a much shorter time frame. Architectural changes that are made without securing the required approval from the homeowner's association may result in a hearing and the possible assessment of a fine against the homeowner, as well as a requirement to remove or alter the unapproved change(s).

What is the policy regarding basketball standards?

The HOA Rules and Regulations state that portable basketball standards may be used in the driveway (not the street), and must not block the sidewalk. Basketball standards cannot be permanently affixed to the house. When finished for the day, a portable basketball standard must be removed from the front or side of the house, and either stored in the garage or behind a fenced area in such a manner so that it is at least partially obscured from view from common areas from the front or side of the property.

Is the Association involved with the repairs being made by Greystone?

The repairs made by Greystone (now part of Lennar Corporation) or its subcontractors to homes in the development are strictly a matter between the homeowner and Greystone. The Woods Homeowners Association has no involvement whatsoever.

My fence is deteriorating. Does the Association handle this?

Fence maintenance is the responsibility of the homeowner. Unfortunately, the summer heat has taken its toll on our fences. To make matters worse, most fence companies cannot reproduce the grooved top and bottom rail design used by the original builder.

When replacing your fence, please try to match the original design as closely as possible. Characteristics of the fence including color, height, and placement may not be altered without prior approval of the Homeowner's Association. Where can one find replacement sprinklers like the originals?

The summer sun, and occasionally the lawn mower, take their toll on the Hunter pop-up sprinkers originally installed by Greystone. Unfortunately, this brand of sprinker is not readily found at most hardware or home improvement stores. The reason is that these sprinkers are commercial sprinkers. Good news, however, as there are at least two stores in Roseville that carry these Hunter 4" pop-up sprinkers.

Note that one must buy the whole sprinker, as the sprinkler head is not sold separately. Prices (as of June 2005) are between $2.50 and $3.00 per sprinkler.

Who do I talk to about landscaping maintenance on East Roseville Parkway?

The Treelake Master Association contracts for maintenance on East Roseville Parkway up to the Wexford development. The Woods homeowners (through their Association), pay a monthly assessment for landscaping maintenance on the parkway.

If you notice something along the parkway that needs attention, such as a broken sprinkler, flooding, or landscaping related item, call Kocal Management's main phone number: (916) 985-3633. If your call is made after normal business hours, you will hear a recording with instructions for reporting after-hours emergencies.

Landscaping and the drought - Watering restrictions?

State imposed watering restrictions affect all of us. The State has notified homeowners associations that they cannot penalize owners for landscaping that is not kept watered. However, owners must still maintain landscaping that is neat and trimmed. While we many not be able to water, it's in all our best interests to keep our home exteriors and landscaping visually appealing, as that maintains the value of our homes and development.

What about solar panels on my roof?

The state of California has limited the ability of homeowners associations to restrict the installation of solar panels. Our homeowners association certainly does not want to prevent anyone for installing solar panels. However, please remember that owners must still submit a Home Improvement form with plans and signatures of neighbors whose homes are within sight of the roof where the panels are to be installed. Please note that the neighbor signature is merely an acknowledgement of having seen your plans. Should any neighbor have objections, those objections can be taken into consideration by the Architecture committee when it reviews the Home Improvement form and plans.
